PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320.
2. Specify all anchor-bolts with 7" embedment into concrete or masonry, R403.1.6.

FLOOR PLANS:

1. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1. Also, show passage between the proposed and existing accessible attic areas.

SECTIONS - DETAILS:

1. Clarify Keynote #3 sheet A-3, R106.1.1.
2. Clarify if the Metal Roofing (Sheet #A-3 & A-4) on the existing building is proposed or existing, R106.1.1.
3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Show the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units.
2. Clarify the trap arm size on the isometric drawing for the water closet pipes (minimum diameter is 3"), P3201.7.
3. Clarify the gas load calculation for showing the BTU demand and developed length. The total developed length for sizing the main pipe is the pipe distance to the furthest demand (52'), not the largest demand (26'+).
4. Provide the manufacturer's spec sheet with the BTU requirement for the gas water heater, G2413.3.

ELECTRICAL PLANS:

1. Show Bathroom receptacles on a 20 AMP circuit, E3603.4.
2. Protect bedroom outlets including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3802.12.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
