COMMENTS: Corrections required.

The plan has been reviewed for compliance with the owner's affidavit and email from Glenn Moyer. Per the affidavit the height of the structure was not to be taller than the Twelve (12) Feet. The shop drawings depict an overall roof height of Eighteen (18) feet plus four (4) inches from grade for a total of 18'-4". The overall height of the roof structure is Nine (9) feet from the top plate to the ridge. Based on this height the allowed height of twelve (12) feet for a detached accessory structure has been exceeded by 1'-10" (13'-10") to the mid point of the overall gable roof.

Method for measuring height is found in UDC section 6.4.4.A.

UDC Section 6.6.2 ACCESSORY BUILDINGS AND STRUCTURES

UDC Sec. 6.6.2.H, All structures for animals shall be set back at least 50 feet from all property lines, except corrals that shall be set back ten feet from all property lines;

UDC SECTION 6.6.3 SPECIFICALLY WITHIN RESIDENTIAL ZONES

C. Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure; and,

D. The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement.

1. Comment: The structure must be designed to comply with the allowed height of twelve (12) feet (UDC Sec. 6.6.3.C) from design grade to the midpoint of the gable roof for a detached accessory structure or a Board of Adjustment variance must be granted prior to approval of the site and building plans by zoning review.

2. Comment: UDC Sec. 6.6.3.D - The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement.

The new Barn (Accessory Structure) cannot be greater than 50% the size of the Principal Structure (Dwelling) UDC Sec. 6.6.3.D. The proposed barn is 3,895 S.F. and the dwelling is approximately 4,200 S.F. The detached accessory structure is approximately 28% above 50% the size of the principal structure allowed by code. A Board of Adjustment variance for UDC section 6.6.3.D must be granted prior to approval of the site and building plans by zoning review.

3. Comment: UDC Sec. 6.6.2.H, All structures for animals shall be set back at least 50 feet from all property lines, except corrals that shall be set back ten feet from all property lines; The proposed barn must be setback 50 feet from the east and south property lines. The plan depicts a 10-foot building setback along the east and west property boundaries. A Board of Adjustment variance must be granted for the proposed 10-foot building setback prior to approval of the site and building plans by zoning review.
