Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Previous comment: All pages prepared by a registrant must be sealed and signed including the date of expiration of current registration. Note: A seal from Mooridian & Associates will be required if they will be the engineer of record.
2. Previous comment: Verify plan page label for sheets 1 and 5. Note: Plan labels for sheet 1 say demolition in two locations.
3. Previous comment: Specify the location of all utility lines and service meters on the site plan, R106.1.1. Note: Provide consistent information on the site plan with the electrical and plumbing sheets for location of utilities and verify that the existing overhead electrical service is still in place for the proposed new building.
4. Previous comment: Specify nonabsorbent wall surface minimum 6' above the floor with cement, fiber-cement, or glass-mat board backing in tub/shower enclosures, R307.2, R702.4.2. Note: Gypsum board is not an acceptable backing material for tile finishes.

STRUCTURAL / FRAMING PLAN:
5. Previous comment: Provide a header schedule consistent with Table 502.5(1) or specify size of all steel lintels. Note: Response letter provided by Mooridian & Associates specifies cmu lintels over wall openings yet no information is provided for the minimum height of such masonry lintels or vertical hook bars typically associated with this type of design. If Mooridian & Associates will be the structural engineer of record for this design then they will need to seal the drawings and details.

PLUMBING PLAN:
6. Previous comment: All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579. Note: Bathroom #2 and washing machine must also be included in the gray water segregation.
7. Previous comment: Provide the OG-300 documentation for the proposed solar water heating system.
8. Previous comment: Provide pressure and temperature relief valve for the water heater terminating to the exterior facing no more than 6 above the grade, P2803.6.1. Note: Although the temperature and pressure relief line may discharge indoors, the proposed location of discharge piping may not cause structural damage and must have a place to drain. Indicate how this will be accomplished by discharging the temperature and pressure relief line to the floor inside the laundry room.
