This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320. FLOOR PLANS: 1. Show alteration of the existing kitchen space, R106.1.1. An RX-1 property may have but one functioning kitchen per zoning regulations. SECTIONS - DETAILS: 1. Clarify Detail 1/A-3 showing OSB size and specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3. PLUMBING PLANS: 1. Limit all code references to those recognized by the City of Tucson. Remove the reference to Marana from Note #1. 2. Notate the existing pipe size and location for the new addition supply pipe connection, P2903.6. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rate, P2903.7. 3. Show both an oven and range on the new Gas Demand table. 4. The 1" gas pipe is undersized for supplying the furnace, water heater and fireplace, Table G2413.4(1). 5. Provide a gas line isometric showing the point of connection and size the supply pipe for the connected demand. Include the BTU demand and length of line to each gas appliance sharing a supply line, size and length of each branch, and the total demand and total developed length from the meter to the most remote appliance on the system, Table G2413.4(1). Existing gas pipes may require upgrading with this system alteration. ELECTRICAL PLANS: 1. Limit all code references to those recognized by the City of Tucson. Clarify the reference to the 2000 IRC on Note #1. 2. Clarify the electrical one-line diagram and panel schedules showing panel and wire sizes consistent with breaker protection ratings, E3602.2. Panel schedule 'B' shows a 400A main, circuit B1/3 shows 100A and the one-line shows 3 #3/0. 3. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3801.4.1.
