The site is in the R-1 Zone (LUC Section 2.3.4.2.A.1.). The Development Designator is "G" (LUC Section 3.2.3.1.B). The Perimeter Yard Indicator is AA (LUC Section 3.2.6.4). The request for variance is for a reduced setback and driveway length along the east property line. The variance request is also necessary for the detached carport in front yard. The request for the variance also includes reductions in the side yard setback. The minimum setback is twenty (20) feet to the property line (LUC Section 3.2.6.5.A). The minimum driveway length is eighteen (18) feet to the property line from the front of the carport (LUC Section 3.2.6.5.B.2.a). The proposed driveway length is six (6) feet, ten (10) inches, to the property line. A variance is also required for the detached carport in the front yard (LUC Section 3.2.5.3.C). The minimum setback is the greater of six (6) feet or two-thirds (2/3) the height (H) of the structure's height facing any interior lot property line (LUC Section 3.2.6.4). The required setback for the detached carport is six (6) feet to the south property line (LUC Sections 3.2.3.1.B and 3.2.6.4). The proposed setback is two (2) feet, six (6) inches to the south property line. |

Via Elnora Carport - attached TRANSMITTAL: March 29, 2013 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). The DDO process may only be used to reduce the driveway length to a carport, and not to a garage (UDC Section 6.4.5.C.2.b.1.c). The minimum driveway length to the edge of a sidewalk for a carport is nineteen (19) feet (UDC Section 6.4.5.C.2.b.1). The minimum driveway length for a carport is eighteen feet to the property line (UDC Section 6.4.5.C.2.b.1.a & b). The owner proposes a street perimeter yard setback of 8'-0". DDO required. |
