Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

GENERAL NOTES:

" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.
" All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.

SITE PLAN:

1. Show the location of the sewer line from the neighboring property in a recorded utility easement, UPC 308.1.
2. Show the location and size of the water meter, R106.1.1.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320.
2. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3.

FLOOR PLANS:

1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1.
2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan showing joist identification, R301.1. Include the manufacturer and series 32 on the plans.
2. Engineered trusses require an engineer analysis for verifying the HVAC load carrying capacity for the additional load, M1401. Include the engineer seal on the Roof Framing Plan showing any needed additional point load bracing for HVAC and future Solar Panel loads.
3. Show the location and size of lintels on the Roof Framing Plan, R606.10. Include the rebar size and stirrup spacing for each opening.
4. Show rafter (joist) to wall connection using (H2.5A) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended).

SECTIONS - DETAILS:

1. Provide a complete IFC wall assembly detail, R301.1. Include the manufacturer, type and horizontal reinforcement spacing on the plans, R106.1.1.
2. Show the minimum 12" footing depth below undisturbed soil, R403.1. Clarify Detail #1 & 2/D-1.0.
3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Show the water heater and clothes washer on the Plumbing Plan, UPC 103.2.
2. Provide a water hammer arrester for quick-closing valves at the clothes washer, UPC 609.10.
3. Show the cleanout size for the graywater drain, Table 7-6.
4. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment.
5. Provide a gray water discharge calculation for the holding tank size (if proposed), UPC Chapter 16. Show the pump size and electrical connection.
6. Show a backflow valve at the water meter if proposing a gray water holding tank.
7. Show TWO clothes washer standpipes. Provide one discharge opening plumbed to the building sewer line and a second discharge opening plumbed to the gray water collection system when discharge to an exterior wall is not feasible, City of Tucson Ordinance #10579.
8. Show a provision for a future solar water system, City of Tucson Ordinance #10549.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1.
2. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the bedroom door.
2. Provide an electrical riser diagram, E3303. Notate the grounding and bonding method, E3507. Metallic gas lines must be bonded and not be used as the primary grounding method, E3508.
3. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 Ampere 100% entry for future Photo Voltaic equipment, E3502.2. Show the calculation on the plan.
4. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3602.2.
5. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3801.4.1.
6. Peninsular counter tops require at least one receptacle outlet within 12" below the countertop surface, E3801.4.2 and E3801.4.3.
7. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3603.2 and E3801.3 through E3801.4.5.
8. Show all readily accessible garage receptacle outlets with GFCI protection, E3802.2.
9. Show all bedroom outlets including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3802.12.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" value for insulation in the wall separating the dwelling and garage, N1101.2.
