COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This Site requires a DDO for the setback to the east (front) property lines. This site is in the R-2 Zone (LUC Section 2.3.5.2.A.1). The Development Designator is "I" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback to the front property line is the greater of twenty (20) feet or one and one half time the height (1 ½ H) of the structure's wall facing the property line (LUC Section 3.2.6.5.A). The required setback is twenty (20) feet. The proposed setback is five (5) feet.
