PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1.

SECTIONS - DETAILS:

1. Clarify the Drawing Keynotes identifying all items sheet #A2.1, R106.1.1. Include #11.2 and 11.3.
2. Clarify new construction on the Wall Legend, sheets A2.1 - 7.1, R106.1.1.
3. Clarify overtyped notation on the Drawing Keynotes #2.1, sheets A5.1 - 7.1, R106.1.1.
4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Clarify Materials Note #15, sheet #A1.0.

PLUMBING PLANS:

1. Provide a Plumbing design for altered and proposed components, 2006 IRC chapters 25 - 32.
2. Show proposed plumbing vents (VTR) within acceptable distances from traps, P3111.3.
3. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance.

MECHANICAL PLANS:

1. Provide a Mechanical design for altered and proposed components, 2006 IRC chapters 12 - 24.
2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1.
3. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU).
4. Show dryer vent size and location for venting to exterior, M1501.
5. Show combustion air compliance for appliances in confined spaces with two interior area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12" of top and other 12" of bottom, G2407.5.3.1.

ELECTRICAL PLANS:

1. Provide an electrical riser diagram, E3303.
2. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description for altered and proposed circuits, E3304.11 & E3606.2.
3. Provide electrical load calculations for determining the service panel size, E3502.2.
4. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5.
5. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3801.4.1.
6. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
