The following comments must be addressed prior to approval of the building plans: 1. A development package review will be required for site review. Start a work flow with the COT PDSD Permit Counter prior to resubmittal of the plans. Provide a copy of the last approved site plan with the area of work clouded. If a last approved site plan cannot be provided a new development package that meets the requirements of AM section 2-06.0.0 must be provided. If a last approved site plan cannot be provided Zoning recommends that you do not resubmit your building plans until the development package has been approved. 2. AM 2-06.4.9.H.5 Per UDC Section 7.4.6.D.1 the minimum two parking area access lane (PAAL) width for a PAAL that provides access to 90 degree parking, as shown on the plan, is twenty-four (24) feet. 3. AM 2-06.4.9.H.5 Per UDC Section 7.4.6.F.2.a.1 An open structure, such as a carport or covered pedestrian access path as measured from the closest part of the structure or roof overhang. That said show the required one (1) setback to the PAAL on the plan. 4. AM 2-06.4.9.O Provide side street perimeter yard setback dimension from the Sonoita Avenuce property line to the proposed covered parking structures. As per the 2006 IBC, Section 508.3.2 the requirements for building non-separated uses for fire separation and maximum allowable sizes are explained. Please have your registrant architect/engineer provide a code analysis to that effect and include this analysis on the drawings. 2. Construction of the shade structures right atop the property line requires a 1 hour fire separation as per the 2006 IBC, Table 602. Please provide an appeal to the building official to provide a fire separation consisting of a 6'/7' masonry fence along all structural elements that are on the property line and include the construction of said fire barrier on the construction documents.
