PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

STRUCTURAL PLANS:

1. Show a consistent beam size with appropriate load carrying capacity, R301.1. The Framing Plan shows on undersized 4" x 8" beam over the 41 SF Bath. Section A shows an appropriate 4" x 10" beam.
2. Provide a header size for the storage room window opening consistent with Table 502.5(1) & (2).

SECTIONS - DETAILS:

1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Provide a water fixture unit schedule showing both existing and proposed demand for determining required meter and service pipe diameter, P2903.6.
2. Show the water service pipe size with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, P2903.6. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units
3. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Specify a ¾" water meter upgrade.

MECHANICAL PLANS:

1. Clarify the location of the mini split system noted at two places on the Mechanical Plan, R303.8. Proposed equipment requires an electrical circuit entry on the Electrical Plan.

ELECTRICAL PLANS:

1. Change the panelboard clear working space dimensions showing 30"wide x 36"deep, E3305.2.
2. Change the Riser Diagram showing a feeder conductor size appropriate for a 60 AMP panel, E3502.1 & E3605.1. The panel lugs must be of a size for receiving the conductors without modification.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1101.2.
