Address the following comments and revise the plans as requested by zoning and other review agencies that have denied or made comments that need to be addressed prior to approval of the plans. 2. Attached to this comment's memo is a sheet with notes that must be added to the plans. Add the notes verbatim. 3. Add to or revise the following information on the plans. A. The floor plan must be fully dimensioned to verify the allowed overall square footage for a dispensary and the required and allowed square footages by the MM Ordinance for reception and storage. B. On sheet 2 or 3 add the percentage calculation for the reception area in order to verify that the reception area has been met as required by the MM Ordinance. C. Dimension the secure storage area in order to verify that the amount of storage area does not exceed 500 square feet as allowed by the MM ordinance. D. Because the MM Dispensary is considered a Retail Trade Use, the vehicle parking requirement is different that what a Travelers Accommodation use is required to provide. List the ratio of vehicle parking per Luc as 1 space per 300 Square feet of the of the dispensary total GFA. List the number of vehicle spades required and provided. This use will also require a minimum of two short and long term (each) bicycle parking spaces facilities. List the number of bicycle parking spaces required and provided. Provide dimensioned detail drawings of the short and long term bicycle parking faculties and indicate on the site plan sheet (sheet one) the location of both types of facilities. Refer to LUC section 3.3.8 for number required and design criteria. E. It is not clear what the use of the area that is to be used for the MM Dispensary was based on this plan. Include a copy of the last approved site and floor plans sheets to verify not only the previous use of the proposed MM Dispensary area but also the number of rooms in order to verify the parking requirements for the Motel use. IF there is excess parking approved per the last approved site plan there should be no problem but if there are not enough parking spaces on site to meet the required amount of spaces for both the Motel and MM Dispensary requirements a Board of Adjustment variance may be required. (Yet to be determined) F. List the zoning of the property and list the use as follows Retail Trade Use Group, Sec 6.3.10 - Medical Marijuana Dispensary DD "30" Subject to: 3.5.9.8.A G. All the information requested above should be listed as notes where applicable, drawings should be added as requested, and all zoning related notes or calculations should be listed under a Zoning Data text block. |
