| 01/30/2013 | RONALD BROWN | BUILDING-COMMERCIAL | REVIEW | Denied | 1. As per detail 1G1.2 and 1/A1.1, this newly added toilet room was to be an accessible uni-sex toilet. All it requires to be accessibly compliant is the proper water closet clearance from the lavatory as commented. a. Furthermore, Section 605 of the 2006 IEBC states that a building element altered shall comply with this section and Chapter 11 of the 2006 IBC and ICC A117.1, 2003 Edition. b. Please maintain the proper accessible toilet design for this toilet room. END OF REVIEW |

| 02/04/2013 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Denied | 1. Public lavatories require tempered water to be provided using approved devices conforming to ASSE 1070. Reference: Section 416.5, IPC 2006. [Original comment: Restrooms 122 and 124 have hot (tempered?) water supplied to the lavatories; what is the source of the hot water? Reference: Section 607.2, IPC 2006.] 2. All indirect waste piping that has a developed length greater than two feet (2'-0") when measured horizontally or greater than four feet (4'-0") in total developed length shall be trapped. Reference: Section 802.3, IPC 2006. [Original comment: Verify that the indirect waste pipe from P34 is trapped. Reference: Section 802.2, IPC 2006.] 3. The minimum vent size for a combination drain and vent system is 2"; revise the two 1-1/2" vents to comply with Table 912.3, IPC 2006. [Original comment: Show that the combination drain and vent systems in room 118 are adequately vented (i.e. do the vent sizes comply with Table 912.3, IPC 2006). Reference: section 912.2.3, IPC 2006.] 4. Coordinate the structural and mechanical details with regard to the materials of construction (e.g. the mechanical detail is built of 2" x 2" x 1/8" angle iron but the structural detail calls for 3" x 3" x 3/16" angle iron). [Original comment: Detail 6/P3.1 calls for the water heater support to be mounted in an "approved manner"; provide structural details describing how the support is to be attached to the building structure.] 5. Provide hot or tempered water to the classroom sinks. The lavatories in the building are only accessible from outside and the sinks will be used to clean up from the arts and crafts and clean the students as well. See also Section 504.3, IECC 2006. [Original comment: Section 607.1, IPC 2006 requires all nonresidential fixtures used for cleansing to be provided with hot water. What is the purpose of the classroom sinks?] |
