Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

INCLUSIVE HOME DESIGN:
1. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463.

FOUNDATION PLAN:
2. Correct reference to the 2000 IBC on page 7 of structural analysis or provide Building Official approval for use of alternate code.
3. Provide consistent information for foundation design between architectural and post tension pages
o Verify assumed soil bearing pressure 2000psf or 1500psi
o Do patio areas have post tension tendons

FRAMING PLAN:
4. Specify widths of braced wall panels where wall length is less than 48 inches (garage and laundry)
5. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply or specify insulation applied tight to roof deck per R806.4.
6. Clarify glulam series specified.

PLUMBING PLAN:
7. Specify size of vent and clean out at kitchen sink fixture.
8. All construction drawings submitted after March 1, 2009 for one- or two-family dwellings require a solar water heating system, or future installation preparation with one of the following provisions: control and ¾"water piping; 3" metallic sleeve; or an accessible attic over the water heater.

MECHANICAL PLAN:
9. Verify the proposed location of the return air for the forced air system, M1602.2.
10. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1.

ELECTRICAL PLAN:
11. Bedroom outlets shall be protected with combination-type arc-fault breakers (receptacles, lights, and smoke detectors), E3802.12.
12. Remove 'existing' from reference to the new electric service panel.
13. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plan pages should reference this code. Appeal to the Building Official for alternate code use.
14. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit.

OUTDOOR LIGHTING CODE
15. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:
16. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing and skylights is Max U=0.75, the default SHGC is 0.40.
