Zoning has reviewed the building plan for compliance with the development package plans. While the building plans are in substantial compliance with the un-approved version of the development package site plan as it pertains to the zoning review purview, zoning cannot approve them until such time as the development package is approved.

The development package is still pending approval by
zoning. Once the development package has been approved the building plans can be approved. The building plans can be approved and stamped over the counter once the DP is approved.

Clarify the intent for roof drainage; the roof plan and some of the details and calculations indicate the use of four scuppers in a parapet wall but other drawings show a gutter along the north wall and no parapet. In neither case are the calculations compliant to the 2006 UPC. To size a gutter, see Table 11-3; to size the downspouts for a gutter, use Table 11-1, UPC 2006. If the roof design is changed to require scuppers, see Section 1101.11.2.1, 2006 UPC which directs you to set the scupper width equal to the circumference of the required roof drain from Table 11-1, UPC 2006. With scuppers or roof drains, overflow capability is required per Section 1101.11.2.2, UPC 2006. [Original comment: Revise the roof drain sizing based at a minimum, on a storm of 60-minutes duration and a 100-year return period, i.e. 3" per hour per the requirements of the Uniform Plumbing Code. Reference: Section 1101.11.1 and Table 11-1, UPC 2006.]
2. The Plumbing Water Riser (5/M2) calls out a requirement for a "non-potable water" label for the freeze-proof hydrant located on the roof. A stop-and-waste valve (e.g. a freeze-proof yard hydrant) that does not drain the riser underground or below grade but drains via an air gap does not require a "non-potable" sign because it does not create a cross-connection between a potable water distribution system and contaminated water. Reference: Section 602.3, UPC 2006.
3. Detail 6 on sheet A-4 shows a backflow preventer located above a mop sink, more than five feet above the finished floor. Relocate the backflow preventer to conform to the access and clearance requirements of Section 603.3.4, UPC 2006 or add a permanent platform for maintenance access.
