This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. INCLUSIVE HOME DESIGN: 1. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463. FLOOR PLAN: 2. Moisture resistant gypsum is not an acceptable tile backing (sheets 1, 4). Specify nonabsorbent wall surface minimum 6' above the floor with cement, fiber-cement, or glass-mat board backing in tub/shower enclosures, R307.2, R702.4.2. 3. Doors between a garage and a residence shall be self-closing, R302.5.1 as amended. 4. Provide impact protection for appliances located in garages, M1307.3.1. SECTIONS - DETAILS: 5. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. PLUMBING PLAN: 6. Provide control wiring conduit and ¾"water piping for solar water heating preparation. MECHANICAL PLAN: 7. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. 8. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1. Clarify note #4 on sheet 7.
