PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3.
2. Show the minimum 12" footing depth below undisturbed soil with #4 reinforcement rebar 3" from edge in the footer, R403.1. (City of Tucson Amended). Revise footer section on sheet #6 & 7.

FLOOR PLANS:

1. Show a floor plan showing all doors, windows and appliances in the construction area, R106.1.1.
2. Show compliance with R303.1 providing natural light into habitable rooms (8%) or identify appropriate exception.
3. Show compliance with R303.1 providing (4%) natural ventilation into the central room, or approved mechanical ventilation.
4. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass within 24" of doorways, R308.4. CoT Amended.

STRUCTURAL PLANS:

1. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1.

SECTIONS - DETAILS:

1. Provide complete cross-section details showing roof slope, R106.1.1.
2. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R319.1 item 5. Show the grade level on the typical footing detail, sheet #6 & 7.
3. Notate or detail interior wall and ceiling covering (1/2" GWB), R702.3. Include the underside of the 3" rigid insulation on Detail 6/6.
4. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms, R303.8. Include the Office, Family and Game Rooms.

ELECTRICAL PLANS:

1. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3801.2.
2. Show a wall switch controlled light at each outdoor entrance or exit, E3803.3.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
