COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


This site is located in the HO-3 zone (LUC Section 2.4.3). The Development Designator is "L" (LUC Section 2.4.3.2.D.1). The Perimeter Yard Indicator is BB (LUC Sections 3.2.3.1.C & 3.2.6.4).

Greg, provide the minimum site/plot plan requirements, including street center lines and curb locations.

This site is in the HO-3 Zone. Historic review is required (LUC Section 2.8.8.2 & 2.8.8.5).

The minimum side street setback, to the east property line, is ten (10) feet (LUC Section 3.2.6.5.A). (See BOA comments for driveway and garage setbacks below.)

The minimum setback to the south property line equals the height of the structure (12'-0") facing the property line (LUC Sections 3.2.3.1.C & 3.2.6.4).


The following comments are for the purpose of applying for a variance before the Board of Adjustment.

The request for variance is for a reduced setback and driveway length along the east property line. The request for the variance also includes reductions in the side yard setbacks. The minimum sideyard setback is ten (10) feet to the property line (LUC Section 3.2.6.5.A). The minimum driveway length is eighteen (18) feet from the front of the carport to the property line (LUC Section 3.2.6.5.B.2.a). The proposed setback is two (2) feet to the property line.
