Provide a written analysis of all changes and provide more detail references of those changes on the drawings. 2. Provide a complete new building code analysis. 3. Provide a complete new occupancy load calculation. 4. Provide new building floor plans, 1st and 2nd floor levels, for fire separation and exiting. 5. Provide a site plan revision to Zoning. SHEET AB1 6. The occupant load of the multipurpose room is 913 occupants. Including the mezzanine, the occupant load will be well over 1,000. Section 1021.2.4 of the 2012 IBC requires 4 exits for loads over 1000 occupants. Please reanalyze the exit layout of this space and make adjustments to include 4 complying exits. a. The exit to the adjoining building space is not a complying exit. b. The stage exit is very misleading for accessible occupants as it leads with a ramp and then changes to exit stairs. Provide proper signage as per section 1007.9 and 1007.10 7. Provide large scale details of both ramps and one stair on the west side of the multi purpose room. Show all accessible requirements such as dimensioning, landings, ramps, ramp runs, slopes, grade differences and handrails. Provide elevations of all different types of handrails. SHEET AB2 8. As per 2012 IBC, Section 1015.1, the second level with 242 occupants exceeds a one exit requirement occupant load of 30 as allowed by Table 1015.1. It must therefore have two required exits. 9. The location of the open interior stairwell is non compliant for a 75' maximum path of travel as required by Table 1014.3. It therefore can not be considered as the required second exit stair. Another exit stair must be provided either interior or exterior. If an interior stair exit is provided it must be in a 1 hour vertical enclosure. STRUCTURAL CALCULATIONS 10. Where are the structural details for the door support? ADDITIONAL COMMENTS FROM THE BUILDING OFFICIAL MR. CHRIS KIEL The current submittal does not provide sufficient exiting, means of egress, accessible exits, exterior area for assisted rescue components, egress illumination with emergency power and exit signage from the second floor classroom areas in accordance with IBC Chapter 10. Please bring the entire second floor classroom area into compliance with IBC Chapters 10 and 11. Due to the significant quantity of egressing issues, it is strongly suggested that the owner, architect and other representatives of the design team associated with this project meet with the review team to discuss all of the issues and potential solutions. The current submittal for the gymnasium and stage area does not provide sufficient exiting, proper means of egress, accessible exits, exit discharge to the public way, exit signage and egress illumination with emergency power in accordance with IBC Chapter 10. Please bring these areas into compliance with IBC Chapters 10 and 11. Due to the significant quantity of egressing issues, it is strongly suggested that the owner, architect and other representatives of the design team associated with this project meet with review team to discuss all of the issues and potential solutions.
