COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This site is located in the R-2 zone (LUC Section 2.3.5.2.A.2). The Development Designator is "K" (LUC Sections 2.3.5.2.A.2 & 3.2.3.1.C) and the Perimeter Yard Indicator is BB (LUC Sections 3.2.3.1.C & 3.2.6.4). A DDO is required for the proposed second unit in the rear yard.

The minimum setback to the south property line is the greater of ten (10) feet or three-quarters (3/4) the height of the structure's wall, measured for design grade to the highest point (LUC Section 3.2.6.4 & Illustration 3.2.6.3). The height point of the south wall for the second unit is twelve (12) feet, four (4) inches. The required minimum setback is ten (10) feet. The proposed setback to the south property line is one (1) foot.
