This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

FLOOR PLAN:
1. Specify safety glazing in the hazardous locations within 24" of doors, R308.4.
2. Specify cement, fiber-cement, or glass-mat board backing in tub/shower enclosures, R307.2, R702.4.2. Moisture resistant gypsum board is not code approved for that application.

STRUCTURAL / FRAMING PLAN:
3. Clarify the steel lintel size specified for the lintels over wall openings.

ELEVATIONS:
4. Specify two-layer underlayment for low-slope shingle roofs (2:12 to 4:12), R905.2.7.
5. Clarify why there is attic ventilation provided into the conditioned area of the building, R806.2..

SECTIONS - DETAILS:
6. Provide cross section details for new proposed wall designs.

PLUMBING PLAN:
7. The Tucson Water policy adopted 7/13/12 limits the maximum demand for a 5/8" water meter to 15 GPM; Specify a larger water meter for the proposed demand. Reference Tables P2903.6 and P2903.6 (1), IRC 2012.
8. Size the gas supply piping according to the proposed demand. A minimum 1ΒΌ" line is necessary to supply 240,000 Btu/h the specified distance to the existing building, G2413.1, Table G2413.4 (1).
9. Provide a cut sheet for the proposed tankless water heater with the specified input demand.
10. Include both washing machines on the plumbing fixture unit schedule as referenced on the electrical sheet.

MECHANICAL PLAN:
11. Provide Manual J/S/D calculations for the forced air unit in accordance with M1401.3, M1601.1.
12. Clarify the location of the supply air ducts for the proposed down-draft forced air unit.
13. Specify the size and location of return air ducts and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).
14. Correct reference to the 2006 IRC on sheet MP1.1. The City of Tucson has adopted the 2012 International family of codes. As of 1/01/2013 all code references should refer to the currently adopted code or appeal must be made to the Building Official for alternate code use.

ELECTRICAL PLAN:
15. Clarify the conductor sizes specified for the subfeed to existing panel (#1/10?)
16. Show bonding to metallic piping on the riser diagram, E3607/8.
17. Bathrooms require a 20-amp circuit, E3703.4, E3901.6.
18. Laundry rooms require a 20-amp circuit that shall serve no other outlets, E3703.3, 3901.8.
19. Designate the circuit number for each light fixture, receptacle, appliance, and equip disconnect on the electrical layout, E3703.5.
20. Include the heating/cooling load for the existing building on the electrical load calculations.
21. Indicate the location of the switch that controls the exterior light on the north side of the addition.

INTERNATIONAL ENERGY CONSERVATION CODE:
22. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing is a maximum of U=0.40, the default SHGC is 0.25.

Per UDC Section 4.9.7.B.7 For any new single- family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single- family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single- family dwellings, with the second dwelling having more than one bedroom, all parking must be located on- site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.
Per UDC Section 11.4.1 Bedroom The term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms; and 3) Any room designated as a bedroom for the purpose of any other code requirement.
The above said the proposed addition and the existing residential layout has five (5) bedrooms. Show the three (3) required vehicle parking spaces on the plot plan and demonstrate on the plan how the requirements for a dust proof surface are met.
