Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

SITE PLAN:
1. Specify the location of all utility lines and service meters, R106.1.1.
2. Specify overhead or underground electrical service. Overhead service for new construction requires an appeal to the Building Official, IBC amendment section 111.1.1.

INCLUSIVE HOME DESIGN:
3. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463.

FLOOR PLAN:
4. Show the location of attic access min. 22"x30", R807.
5. Indicate the size and operation type of second floor emergency escape windows, R310.
6. Specify access panels to concealed receptacles near bathtubs,

FOUNDATION PLAN:
7. Provide a note for termite treatment, R320 as amended.
8. Provide a floor or landing outside exterior doors, R311.4.3.

STRUCTURAL / FRAMING PLAN:
9. Specify the location and length of all braced wall panels, R602.10.

SECTIONS - DETAILS:
10. The walls and soffit of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board, R311.2.2.
11. Indicate ceiling finish material. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d.
12. Insulation specified at a value of R-30 yet the rafters are 2x8s. Indicate insulation material to achieve that value in 7.25 inches or provide a greater size rafter cavity for minimum insulation value.

PLUMBING PLAN:
13. Note and specify water piping materials.
14. Provide a water fixture unit schedule for the entire property, P2903.6.
15. Provide a water supply calculation to include the maximum developed length of water line from the meter the furthest appliance served, the diameter of the water service line, the proposed water meter size, the lowest available pressure, and pressure loss calculations for elevation changes between meter and highest plumbing fixture served, P2903.7.
16. Provide note requiring that water hammer arrestor be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, IRC P2903.5.
17. Provide clean outs near the base of vertical waste stacks, P3005.2.6
18. Provide pressure and temperature relief valve for the water heater terminating to the exterior facing no more than 6 above the floor, P2803.6.1.
19. Specify water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2.
20. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
21. Isometric drawing of DWV system required for multiple stories.
22. All construction drawings submitted after March 1, 2009 for one- or two-family dwellings require a solar water heating system, or future installation preparation with one of the following provisions: control and ¾"water piping; 3" metallic sleeve; or an accessible attic over the water heater.

ELECTRICAL PLAN:
23. Kitchens require two or more 2O-amp small appliance circuits to serve countertop receptacles. Such circuits shall not serve other rooms (except breakfast areas, pantries, etc.), E3801.3.
24. Bathrooms require a separate 20-amp circuit with receptacles within 3' of the basin. Such circuits shall not serve other outlets, E3603.4, E3801.6.
25. Bedroom outlets shall be protected with combination-type arc-fault breakers. All outlets in sleeping rooms include receptacles, lights, and smoke detectors, E3802.12.
26. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit.

OUTDOOR LIGHTING CODE
27. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
28. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
