Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Show compliance with section R309 for opening protection to the garage. The mechanical system may not have openings to the garage area. Remove ductwork to the utility room and bathroom #4 or provide self-closing self-latching 20 minute fire-rated doors to those spaces.

SITE PLAN:
2. Update square footage calculations based on new layout.

FLOOR PLAN:
3. Show openings to workout room and library.
4. Show doors and windows in existing areas.
5. Correct mislabeled keynote 'M' in new bedroom.
6. Clarify bathroom designations (two bathrooms labeled #3)

FOUNDATION PLAN:
7. Correct section references in new bedroom area.

STRUCTURAL / FRAMING PLAN:
8. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply, R806.2.
9. Justify header sizes over garage door, R801.2.
10. Specify header sizes over windows in new bedroom.
11. Correct keynote 'H' on section view X-X.
12. Clarify roof drainage discharge over utility room.
13. Provide a complete braced wall panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8.

PLUMBING PLAN:
14. Include all plumbing fixtures in the water supply schedule.
15. A maximum of 11 fixture units may be served by a 5/8" water meter per Tucson Water.
16. Provide a vent for the bathtub in bathroom #3.
17. Show the location of the temperature and pressure relief line from the water heater, P2803.6.1..

ELECTRICAL PLAN:
18. Show both subpanels on riser diagram.
19. Show separate ground and bond conductors on riser diagram, E3507, E3508.
20. Provide a smoke detector in the hallway leading to the new bedroom, R313.
21. Heating and cooling loads must be calculated at 100% in load calculation, Table E3502.2.

OUTDOOR LIGHTING CODE
22. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting.

INTERNATIONAL ENERGY CONSERVATION CODE:
23. Insulation is not optional in conditioned space. Clarify insulation for bathroom in garage.
