08/21/2012 | ROBERT SHERRY | WATER | REVIEW | Denied | This building appears to be receiving water service from an existing 3" water service pipe. The site utility drawing (C4.0) shows a new 3" water service connecting to an existing water service pipe near the southeast corner of the library but the drawing does not show that the library is connected to this new service. If this building is not ultimately being served by the new 3" meter, indicate its source of water, including the size of the meter and the size and type of backflow preventer. |
08/21/2012 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Denied | 1. Provide a design for the mounting shelf for the water heater or specify a listed water heater support. Show how the proposed mounting shelf is to be connected to the building structure along with structural calculations to show that the water heater is safely supported. Reference: Sections 106.3.1 and 301.2, IPC 2006. 2. Revise the layout of the two restrooms to comply with the requirements of Section 405.3.2, IPC 2006 (i.e. "the required lavatory shall be located in the same room as the required water closet"). 3. Verify that the temperature mixing valve specified for the hot water distribution from WHR-L-1 is also conforms to ASSE 1070. Reference: Section 416.5, IPC 2006. 4. Provide an approved anti-siphon device (e.g. vacuum relief valve) for storage-type water heaters located above any fixture outlets. Reference: Section 504.1, IPC 2006. 5. Provide a watertight pan of galvanized steel (minimum 24-gage) or other approved material under the water heater with a drain to an approved location. Reference: Section 504.7, IPC 2006. 6. Designing a water distribution system solely based upon water velocity can result in inadequate water pressure or flow rates at the fixtures. Verify that the water pressure and flow rate to all of the fixtures and appliances are adequate. Reference: Sections 303.2, 604.1, and 604.3, IPC 2006. 7. Verify that all of the vents rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally (except for vents located outdoors). Reference: Section 905.4, IPC 2006. |

Provide energy code compliance calculations for the additions to the building envelope; use the climate zone for Pima County < 4,000 feet. Provide sufficient detail on the drawings to evaluate the energy compliance of the additions to the building envelope. The information shall, as a minimum, include U-factors of the envelope systems (e.g. doors) along with the R-values of the insulation. Reference: Sections 101.4, 101.4.3, and 104.2, International Energy Conservation Code 2006. 2. Condensate drains may not terminate over a roof drain or gutter unless the roof drain or gutter terminates at or above grade in an area capable of absorbing the condensate flow without surface drainage. Reference: Section 307.2.1, IMC 2006, as amended by the City of Tucson. 3. Condensate drains may not terminate at or over a plumbing vent. Reference: Section 307.2.1, IMC 2006, as amended by the City of Tucson. |
