Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

GENERAL NOTES:

" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.
" All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". Show appropriate notation.
" All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579. Include both: a) two clothes washer standpipes, one with an above grade stub-out; b) separate gray water tub/shower and lavatory drain with exterior connection to the building sewer line at 3' from foundation.

FOUNDATION PLANS:

1. Indicate the slope for garage slab, R309.3. (R309.4).
2. Show compliance with termite treatment, R320.
3. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3. Clarify Detail #E/6.

FLOOR PLANS:

1. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1.

SECTIONS - DETAILS - NOTES:

1. Provide all detail references on sheet #4, R106.1.1.
2. Provide the wall minimum requirements at Detail #E/6 rather than indicating "wall by others", R106.1.1.
3. Reference the holdown symbol shown on sheet #5 to the schedule on sheet #7. Also, reference the Alternative Braced Panel detail on sheet #8.
4. Show the diagonal brace fastening for the sliding glass door framed awning identified on the Roof Framing Plan, sheet #8.
5. Show the Garage wall framing with treated sill plates and water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing, R703.6.3. Clarify Detail #E/6 and/or W1/7.
6. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Clarify Note #20, sheet #10.
7. The installation of a fiber glass shingle on roof surfaces over unvented attic space may void the standard manufacturer's warranty. Show compliance with R806 by showing the requirement for a shingle with appropriate manufacturer's warranty.

PLUMBING PLANS:

1. Clarify the code used for the plumbing design at Note #1 & 5.
2. Provide location and pipe sizes between the building shut-off and the water fixtures, P2903.6.
3. Show a drain system in compliance with City of Tucson Ordinance #10579 for gray water system preparation.
4. Provide a solar water system design with OG-300 compliance and manufacturer's spec sheets.
5. Show dual clothes washer standpipes. Provide one discharge opening plumbed to an exterior wall with an above grade stub-out for gray water surface distribution. Provide a second discharge opening plumbed to the building black line in compliance with the City of Tucson Ordinance #10579.

ELECTRICAL PLANS:

1. Add a double breaker space for future Photo Voltaic on the panel schedule, E3304.11 & E3606.2.
2. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 Ampere 100% entry for future Photo Voltaic equipment, E3502.2.
3. Show overcurrent protection not exceeding the allowable conductor ampacity, E3605.5. Revise the breaker or wire size shown for circuit #5/7.
4. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values at each assembly, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
