In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide minimum 3/32" lettering per Development Standards or submit an appeal to the Building Official. SITE PLAN: 2. Specify the location of electrical feeders to the new living area, R106.1.1. 3. Specify the location of water supply lines to the new living area. 4. Specify the location of the building drain from the new living area. FLOOR PLAN: 5. Clarify schedule for size of door labeled 'D1' (6 feet-0 inches wide?) STRUCTURAL / FRAMING PLAN: 6. Provide roof framing designed to support proposed rafter span, R801.2. 7. Provide a bond beam at the top of the proposed masonry stem wall with two continuous #4 bars. 8. Provide a complete braced wall panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8. 9. Specify the location of roof mounted mechanical equipment and size roof framing accordingly. ELEVATIONS: 10. Specify roof slope, R905. (Note: asphalt shingle roof assemblies require a minimum 2:12 pitch) SECTIONS - DETAILS: 11. Clarify weather protection of wall elements between bottom of stucco applied wall finish and top of supporting stem wall. PLUMBING PLAN: 12. Provide a water supply fixture unit schedule for the entire property (including existing) P2903.6. MECHANICAL PLAN: 13. Provide a manufacturer cut-sheet for the proposed mechanical unit (specified model not found) 14. Provide consistent information between mechanical and electrical sheets for mechanical unit over-current requirements. 15. Specify the location of rigid mechanical ducts (above or below rafters?) 16. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1. ELECTRICAL PLAN: 17. Bathrooms require a separate 20-amp circuit, E3603.4, E3801.6. (Note: receptacles in other areas of the home may not share the bathroom circuit) 18. Provide riser diagrams for both the main panel and the sub-panel with feeder conductors, conduit sizes, and over-current protection (with appropriate correction factors), E3605.5. OUTDOOR LIGHTING CODE 19. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 20. Clarify ceiling insulation. Fiberglass insulation is over 9 inches thick for R-30 and the proposed cavity is 5.5 inches.
