The building plan has been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. 2. Based on a prior patio, use area, expansion of 1,250 sq. ft. and the proposed expansion of use into an existing garage of 1,258 sq. ft. the cumulatively expansion, 49.6% is greater than 25%. Provide an expansion calculation on the plan. 3. As an expansion of use is proposed provide a site plan that meets the requirements of D.S. 2-01.0. 4. Either a Development Review Board (DRB), LUC Section 2.8.10.4, or a Downtown Infill Incentive District (IID), LUC Section 2.8.12, review is required prior to approval of the site and building plans. Contact Russlyn Wells @837-4948 for DRB review requirements. 5. Historic review is required for this project prior to approval of the site and building plans. Contact Frank Podgorski @837-4962 for historic review requirements. 6. Zoning will re-review the building plan on the next submittal to insure compliance with the approved site plan.
