06/13/2012 DAVID RIVERA ZONING REVIEW Denied CDRC TRANSMITTAL

TO: Development Services Department Plans Coordination Office
FROM: David Rivera
Principal Planner

PROJECT: T12CM03136
TI Shell Remodel and New Facade
Building plans

TRANSMITTAL DATE: June 13, 2012

DUE DATE: June 28, 2012

COMMENTS:.

1. Zoning has reviewed the building plans but cannot approve them on this remove. A development package is in for review and as of this building plan review the development package has not been approved.

Include a copy of the approved development package with the next submittal of the building plans. Zoning will review the building plans and compare them to the approved DP for compliance.

2. It appears that there is additional square footage proposed to be added this building. While I cannot verify that without an approved development plan, I will assume that there is sufficient parking on the overall site to compensate for the additional building area.

3. Signage proposals are not reviewed by zoning but all structures attached to the building that will include signage will have to meet zoning height restrictions and setbacks where applicable. Sign permits will be reviewed and approved under separate permit.

4. Be aware that additional comments may be forthcoming on the next building plan review.

If you have any questions about this transmittal, please call David Rivera, (520) 791-5608.
