This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity over the new load bearing wall opening between rooms, R301.1. SECTIONS - DETAILS: 1. Show wood framing members (fur out) resting on concrete as pressure treated, R319.1 item 2. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 3. Show the position and size of any proposed gable vents, R806. 4. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles. PLUMBING PLANS: 1. Clarify the total fixture unit requirement for the property. Existing is shown as 15.8 and proposed is shown as 5.0. The new total is 20.8 if no fixtures are removed. 2. Provide the pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates. 3. Clarify the point of connection of the new cold water line to an existing service pipe. A connection point with a minimum ¾" existing pipe is required. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7. ELECTRICAL PLANS: 1. Show appropriate sub-panel feeder over-current protection (breaker size), E3605.5. The 50A breaker is less than the calculated load. 2. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3801.2. The sleeping area requires additional wall receptacles. 3. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. 4. Show all receptacle outlets within 6' of a sink with ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802. 5. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
