This Site requires a DDO for the setbacks to the east property line. This site is in the NR-1 Zone (LUC Section 2.3.4.2.A.1). The Development Designator is "G" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4). The minimum setback to the east property line is the greater of six feet or two-thirds the height of the structure's wall facing the property line. The wall height facing the east property line is eleven (11) feet, four (4) inches. The minimum setback to the east property line is seven (7) feet, six (6) inches. The proposed setback is four (4) feet, six (6) inches. See letter from Adam Smith for "N" overlay zone. (Revised Comments) Additional parking shall be required (LUC Section 3.5.7.1.G & .H). The garage conversion shall count as the fifth bedroom. |
