The subject property is located within a mapped FEMA Special Flood Hazard Area Zone AO1 per the Flood Insurance Rate Maps 04019C2276L the following information is required prior to site plan review: SITE PLAN: 1) TC Sec.26-5.3: Revise the site plan and all associated cross sections to clearly label and dimension the method of elevation and all construction aspects for the proposed single family residence. Clearly dimensions stem wall design along with the required openings in the proposed crawl space. Coordinate with the Residential Review comments for design of flood vents versus air vents. The flood vents shall provide a total net area of not less than one square inch for every square foot of area enclosed, excluding any bars, louvers, or other covers of the opening. Verify that the stem wall detail shows construction aspects of the openings within the mono pour. 2) TC Sec.26-5.3: The bottom of the openings must be no higher than one foot above the higher of the exterior or interior grade. Revise the label on the site plan to state; "10"x24" opening in crawl space, bottom of opening to be no more than 1' A.F.G." for clarity purposes. GENERAL COMMENTS: Please provide a revised site plan that addresses the comments provided above. For expedite purposes the site plan can be reviewed over the counter (PDSD Engineering Division comment only) for stamp approval once all items have been addressed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. STRUCTURAL PLANS: 1. Provide a roof framing plan with joist sized with appropriate load carrying capacity, R301.1. The 230 series 16" joist at 12" OC is over span. Show a series or size capable is supporting 40 PSF live and 15 PSF dead loading with 25.5' spanning.
