This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Correct mislabeled window and door reference numbers. INCLUSIVE HOME DESIGN: 2. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463. FLOOR PLAN: 3. Doors between a garage and a residence shall be self-closing minimum 20-minute fire-rated, R309.1 as amended. 4. Show the location of attic access min. 22"x30", R807. STRUCTURAL / FRAMING PLAN: 5. Provide detailed information for 'insul-beam II header' R601.2. SECTIONS - DETAILS: 6. Specify ceiling covering. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. PLUMBING PLAN: 7. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579. 8. All construction drawings submitted after March 1, 2009 for one- or two-family dwellings require a solar water heating system, or future installation preparation with one of the following provisions: control and ¾"water piping; 3" metallic sleeve; or an accessible attic over the water heater. MECHANICAL PLAN: 9. Specify kitchen exhaust fan rate min 100 CFM, R303.3, M1507. ELECTRICAL PLAN: 10. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. Appeal to the Building Official for use of the 2000 or 2003 IRC. 11. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit. 12. Electric pages refer to 'future' guest house. Clarify conditions of existing structures onsite. 13. Provide consistent information between electric panel schedule and riser diagram regarding size of main breakers. 14. Specify location of all four electric panels on site plan. 15. Clarify location of panel 'MDP' -site plan and electric layout are not consistent. OUTDOOR LIGHTING CODE 16. The unshielded lumen limit has been exceeded for this design.
