This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. SITE PLAN: 1. Specify the location of the water meter and water supply line to the building. INCLUSIVE HOME DESIGN: 2. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463. 3. Provide an accessible route from the public way extending throughout the entire first floor (except for exempt areas as defined in section 1003.3), 1003.2. 4. All pass-trough door openings on the accessible route shall have a net width of not less than 30 inches (2'8" door) 1003.5.2.1. FLOOR PLAN: 5. Specify safety glazing in hazardous locations, R308.4. Within 60" above tub/shower floors. 6. Specify nonabsorbent wall surface minimum 6' above the floor with cement, fiber-cement, or glass-mat board backing in tub/shower enclosures, R307.2, R702.4.2. FOUNDATION PLAN: 7. Specify the length of the reentrant bars at int. corners. STRUCTURAL / FRAMING PLAN: 8. Specify the size of the header over the garage door opening. ELEVATIONS: 9. Include minimum chimney clearance above roof penetration not less than 3', R1003.9. SECTIONS - DETAILS: 10. Provide a detail for the wood headers in masonry walls. Wood beams require 1/2" clearance from masonry on top, end, and sides, R319.1. 11. Specify ledgers to masonry walls as minimum 3x ledger material, Figure R606.11(1). 12. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. 13. Specify ceiling insulation applied tight to roof sheathing for unvented attic assemblies, R806.4. 14. Clarify the thickness of the fireplace footing. Proportions do not match dimensions sheet 5. PLUMBING PLAN: 15. The Uniform Plumbing Code and the International Plumbing Code are not interchangeable. Only one code may be specified for a plumbing design. Clarify all code references. 16. Kitchen sinks are not considered a gray water fixture. Provide connection to the black water building drain for the kitchen sink. 17. Drain connections to both the gray water and black water building drains must be provided for the clothes washer, Ordinance #10579. 18. Provide an accurate sewer fixture unit schedule, UPC Table 7-3. 19. Provide a water supply fixture unit schedule with appropriate fixture unit values, UPC Tables 6-5. 20. Clarify plumbing note "Provide hot water return to water heater from all fixtures" with an appropriate water supply design layout. 21. Water conservation requirements: Water closets = 1.6 gallons per flush, Sinks/ Showerheads = 3 gpm, UPC State Amend. 45-312. 22. All construction drawings submitted after March 1, 2009 for one- or two-family dwellings require a solar water heating system, or future installation preparation with one of the following provisions: control and ¾"water piping; 3" metallic sleeve; or an accessible attic over the water heater. 23. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to clothes washers, UPC 609.10. MECHANICAL PLAN: 24. Justify the mechanical unit size with a complete Manual J calculation for the proposed dwelling, M1401.3. ELECTRICAL PLAN: 25. Show receptacle outlets at each kitchen counter space wider than 12" so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1. 26. Specify GFCI protection on garage receptacles, E3802. 27. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit. 28. Specify bond to gas piping, E3509.7. OUTDOOR LIGHTING CODE 29. Provide cut sheets for all full cut-off lighting fixtures showing the angle of cutoff, light emissions and fixture wattage. Adjustable fixtures (flood lighting) and fixtures with illuminated facing are considered unshielded. 30. Correct miscalculated equations on outdoor lighting calculation. INTERNATIONAL ENERGY CONSERVATION CODE: 31. Clarify wall cavity insulation. Sheets 3 and 5 specify two different values.
