08/01/2012 RONALD BROWN BUILDING-COMMERCIAL REVIEW Denied UPC 412.3 is not an adopted portion for the Plumbing code as it would conflict with The 2006 IBC, Chapter 29. As per Section 2902.2, Exception 2, Separate facilities:
"Where plumbing fixtures are required, separate facilities shall be provided for each sex. Separate facilities shall not be required in structures or tenant spaces with a total occupant load, including both employees and customers, of 15 or less."
Your occupant load is 33. Please provide separate men's and women's toilet facilities.
08/10/2012 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Denied Provide plans sealed by an Arizona Registrant. Reference: Arizona Revised Statutes 32-125, Board of Technical Registration Rules R4-30-304.
08/10/2012 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Provide plans sealed by an Arizona Registrant. Reference: Arizona Revised Statutes 32-125, Board of Technical Registration Rules R4-30-304.
2. Show all of the proposed cleanouts on the waste and vent diagram. Provide upper terminal cleanouts on horizontal drainage pipe over 5 feet in length. Unless prohibited by structural conditions, vents shall rise vertically 6" above the flood rim of the fixture they serve prior to offsetting horizontally. Reference: Sections 707.4 and 905.3, UPC 2006. [Original comment: Provide a complete plumbing plan, including water isometrics and waste and vent isometrics. Reference: Section 103.2.3, UPC 2006.]
3. The specified mixing valve (Watts model N70) is not listed for use in limiting the water temperature to sinks. The specified model is for temperature range of 120-160 degrees Fahrenheit and requires a minimum flow of 2 GPM to maintain any temperature setting. [Original comment: Show how the temperature of the hot water supply to the public lavatory is controlled. Reference: Section 413.1, UPC 2006 and Section 504.3, IECC 2006.]
4. Comment not addressed; the drawing shows all three compartments being directly-connected. [Original comment: Provide a direct waste connection for the wash and rinse sections of the 3-compartment sink, with an indirect connection for the sanitizing compartment only. Reference: Sections 304.0, 704.3, and 801.2.3, UPC 2006.]
5. The comment does not appear to have been resolved; "Design Note" #9 does not address the issue and the meaning of the abbreviations is not known. Specify the type of backflow preventer shown in detail 2/P-2.0-YL. [Original comment: Appliances (e.g. chemical dispensers, chillers, etc) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Table 6-3, UPC 2006 require backflow prevention. Specify the type of backflow prevention device required for each water connection. Reference: Sections 602.3, 603.0, and Table 6-2, UPC 2006.]
6. Comment on hold pending receipt of an approval letter from the Pima County Industrial Wastewater Control Department. The installation of a hydromechanical grease interceptor (i.e. the Zurn model GT2700-25) shall comply with the requirements of Sections 1014.1.1 and 1014.2, UPC 2006.[Original comment: Show how the sanitary drain system is to be protected from fats, oil, or grease (FOG). Whether or not a grease interceptor will be required or not is determined by the Pima County Industrial Wastewater Control Department (contact: Doug Kirkland, 520-724-6202). Provide a letter from the Pima County Industrial Wastewater Control Department confirming that a grease interceptor is not required. Reference: Sections 103.2.3 and 1009.1, UPC 2006.]
7. Correct the depiction of the sediment trap and gas valve on detail 2/P-1.0-YL to that shown on detail 1/P-1.0-YL. [Original comment: Provide a sediment trap ("dirt leg") for the rooftop units, RTU-1 and RTU-2, and for the water heater, WH-1. Reference: Section 1212.7, UPC 2006.]
8. The gas loads shown on the water and gas plan are maximum hourly input specified by the appliance manufacturer. Natural gas in this area has a heating value of approximately 1000 BTU per cubic foot. [Original comment: Revise the natural gas piping system notes: the connected loads shall be not less than the maximum hourly input specified by the appliance manufacturer. Reference: Sections 103.2.3, 1209.1.1, and 1209.1.2, UPC 2006.]
