Per LUC Section 3.2.6.5.A Within established areas, the front street perimeter yard is twenty (20) feet or one and one-half (1 1/2) the height of the proposed wall (H), measured from the front street property line, whichever is greater. Proposed setback 8.1' 2. Per LUC Section 3.2.6.5.2.a A minimum setback of nineteen (19) feet from the back of sidewalk to allow sufficient space for a motor vehicle to be parked in front of the carport or garage. No sidewalk in the neighborhood. 3. Per LUC Section 3.2.6.4, R-1 Zone, Development Designator "G", Perimeter Yard Indicator "AA" the required perimeter yard setback is 6.0' or 2/3 the height of the exterior wall. Based on an exterior wall height of less than 10.0" the required perimeter yard setback from the proposed room addition to the west property line is 6.67', proposed setback is 3.23'. 4. Until the Board of Adjustment for Variance is approved zoning cannot approve the plans. If the variance is approved provide the following information on the plan; the Board of Adjustment for Variance number, date of approval, and any conditions of approval. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FOUNDATION PLANS: 1. Correct the minimum 12" footing depth below undisturbed soil F1, R403.1.4. 2. Show consistent footing depth below undisturbed soil. Detail #2/S-1 as referenced for the east wall shows 18", but F1 thickness is listed as 10" on the footing schedule. STRUCTURAL PLANS: 1. Show the required joist/rafter bearing contact to supporting members, R502.6 & R802.6. The fascia board may not serve as a beam, ridge board or load bearing ledger. Structural performance reports may be submitted with an appeal to the Building Official, or a registered Arizona engineer must seal the design. 2. Show a beam size with appropriate load carrying capacity at the Rear Porch, R301.1 3. Show a header/beam size with appropriate load carrying capacity at the bedroom #2 6' opening if altered from original construction, R301.1. Notate how the window was changed to an opening. 4. Show the ridge beam size with appropriate load carrying capacity, R301.1. The 4" x 8" beam is under sized for the span shown. 5. Clarify the ridge beam size over the kitchen and living room area, R301.1. It appears that an interior load bearing wall may have been removed. 6. Show masonry columns with vertical lateral support, detail #6 & 7/S-1, R606.9.2. SECTIONS - DETAILS: 1. Provide sheathing size and type referenced on detail #2/S-1, R106.1.1. 2. Show a weather-resistive exterior wall that prevents the accumulation of water in the wall assembly, R703.1. Clarify the OSB (exterior) sheathing as shown at detail #2 & 3/S-2. 3. Specify the minimum thickness (1/2") of structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs of all exterior walls, R703.2. 4. Notate and specify a complete roofing system: Roof sheathing, size (1/2" OSB) and method of installation (moisture barrier, flashing, etc.), R905. PLUMBING PLANS: 1. Show the current 2006 code at plumbing note #1. 2. Show gas piping at the building as above ground, or if under roof show as encased in an approved sealed & vented conduit, UPC 1211.1.6 or G2415.11. MECHANICAL PLANS: 1. Provide permit identification for the 5 ton split system installation or show as (new) requiring a permit, M1302.1 2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. 3. Show the location and size of the return air register, M1403. Minimum register size for the 5 ton unit is minimum 360 SQ. IN. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the bedroom door. 2. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or new. 3. Clarify the purpose of the 50A circuit #5/7. If this breaker is the panel main it must be replaced with a 100 AMP breaker, E3502.1 & E3503.1. If this 50A breaker is for a sub-panel it must be shown on the load calculation. 4. Revise the electrical load calculations following Table E3502.2 for sizing the dwelling load. Show nameplate entries for each appliance including the range. 5. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3602.2. 6. Use Table E3602.13 for sizing 15 & 20 AMP branch circuit conductors and protection ratings. Clarify circuit #20; it cannot be protected with a 30A breaker. 7. Show Bathroom receptacles on a separate 20 AMP circuit with outlets at no other locations, E3603.4. The two bathroom receptacles may be placed on a single dedicated 20A circuit, but cannot extend to other locations. 8. Show all receptacle outlets within 6' of a wet bar or sink with ground fault circuit interrupting protection. This applies to the receptacle outlets on each side of the countertop sink. 9. Protect bedroom outlets including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3802.12. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1101.2. 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 6" framing. Identify the product that provides the intended value, or provide an appropriate ceiling cavity space.
