COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


A DDO is required for the second unit in the rear yard for both the side-yard setbacks. This site is in the R-2 Zone (LUC Section 2.3.5.2.A.2). The Development Designator is "K" (LUC Section 3.2.3.1.C) and the Perimeter Yard Indicator BB (LUC Section 3.2.6.4).

The minimum setback for the east and west property lines is the greater of ten (10) feet or three-fourths (3/4) the height of the structure's wall facing each property line (LUC Sections 3.2.3.1.C & 3.2.6.4). The wall heights for the second unit are ten (10) feet on all sides. The minimum setback to each side yard is ten (10) feet (LUC Section 3.2.6.4). The proposed setback to the east property line is seven (7) feet, six (6) inches, and six (6) feet to the west property line.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

INCLUSIVE HOME DESIGN:
1. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463.

FLOOR PLAN:
2. Provide sufficient emergency escape/rescue openings from sleeping rooms, R310. Minimum net opening of 5.7square feet for floors above grade level, 5 square feet for floors at grade level. Maximum sill height = 44". Minimum clear opening = 24" high x 20" wide.

STRUCTURAL / FRAMING PLAN:
3. Provide a legible ICF detail sheet A2. All lettering must be minimum 3/32" per Development Standards or submit an appeal to the Building Official.

PLUMBING PLAN:
4. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579.
5. Specify water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2.
