A DDO is required for the second unit in the rear yard for both the side-yard setbacks. This site is in the R-2 Zone (LUC Section 2.3.5.2.A.2). The Development Designator is "K" (LUC Section 3.2.3.1.C) and the Perimeter Yard Indicator BB (LUC Section 3.2.6.4). The minimum setback for the east and west property lines is the greater of ten (10) feet or three-fourths (3/4) the height of the structure's wall facing each property line (LUC Sections 3.2.3.1.C & 3.2.6.4). The wall heights for the second unit are ten (10) feet on all sides. The minimum setback to each side yard is ten (10) feet (LUC Section 3.2.6.4). The proposed setback to the east property line is seven (7) feet, six (6) inches, and six (6) feet to the west property line. |
