COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


A DDO is required for a patio addition to the SFR along the south property line. This site is in the R-2 Zone (LUC Section 2.3.5.2.A.1). The Development Designator is "I" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback to the south property line is the greater of six (6) feet or two-thirds (2/3) the height of the structure's wall facing the south property line (LUC Sections 3.2.3.1.B & 3.2.6.4). The highest point of the addition is less than nine (9) feet. The setback requirement along the south property line is six (6) feet. The proposed setback for the covered patio is three (3) feet, six (6) inches.
