| 04/24/2012 | RONALD BROWN | BUILDING-COMMERCIAL | REVIEW | Denied | SHEET T1.0 1. Recalculate your occupant load using assembly, office and kitchen occupancy uses. A business occupancy load of 1/100 can not be used for the net building size. A rough occupancy load of 96 is closer to the required load and is much more than the 50 required to retain a "B" occupancy as per section 303.1, exception 1. SHEET C1.0 2. Please [provide a large scale detail of the accessible parking space. Show all accessible requirements such as dimensions, slopes, access to accessible route, ramps as required and signage. 3. Insure all that slopes of all accessible routes comply with 403.3. SHEET A2.0 4. Provide two water coolers as per 1109.5.1 and ANSI 117.1, Section 602. SHEET A2.0 5. Please change "ADA COMPLIANCE" to "ACCESSIBLE COMPLIANCE" and refer to sheet T1.0 Governing Regulations: i.e. Accessible Code ICC ANSI 117.1, 2003 Edition. 6. Please change the title of detail 8 to ICC ANSI 117.1, 2003 Edition; Accessible Clearances. 7. Provide all accessible requirements on the details 1, 7, 9 and 10. SHEET S1.1 8. Please provide a deferred submittal letter for the prefabricated wood trusses to the building official, Mr. Ron Boose, for approval. 9. Please provide certification of selected inspectors for the special inspections outlined in the structural specifications. SHEET M1.0 10. Please provide structural analysis and calculations of the structure for the new suspended AH-1 in the attic. 11. Please provide attic ventilitation as required by the 2006 IBC, Section 1203.2. | 05/01/2012 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Denied | 1. Clarify the plumbing code to be used for this activity. The General Plumbing Notes on sheet P1.0 refer to the 2006 UPC but the Code Review Checklist on sheet T1.0 refers to the 2006 IPC. The 2006 IRC does not pertain to this building (submitting fire protection plans to the Town of Oro Valley is also not applicable). This review has been made using the 2006 UPC. 2. Provide a utility site plan that shows the locations of the water meter, the water service pipe, the water shut-off valve, the building sewer (including size, slope, and cleanouts), and the approximate location of the connection to the public sewer. Reference: Sections 103.2.3, 605.2, and 713.0, UPC 2006. 3. Provide the location, rim elevations, and inverts of the upstream and downstream manholes and the first floor elevation. Determine the need for a backwater valve per Section 710.1, UPC 2006. 4. Clarify the presence of a gas meter on sheet A-4.0 (Keynote #13): no gas-fired equipment is shown on the plumbing sheet. Reference: Section 103.2.3, UPC 2006. 5. Provide the minimum plumbing facilities required by Table 2902.1 and Section 2902.2, IBC 2006, for an A3, assembly, occupancy (e.g. a service sink). See also, Section 1109.5.1, IBC 2006. 6. Provide water isometrics. Reference: Section 103.2.3, UPC 2006. 7. The maximum flow rates for plumbing fixtures shall be consistent with ARS Title 45, Chapter 1, Article 12, for non-residential use. See text at: (http://www.azleg.state.az.us/ArizonaRevisedStatutes.asp). 8. Clarify the size of the water service pipe to the building and its extension to the water heater (see comment #12 also). Reference: Section 103.2.3, UPC 2006. 9. Coordinate the waste and vent diagram with the plumbing plan. Reference: Section 103.2.3, UPC 2006. 10. The specified drinking fountain does not meet the accessibility requirements as shown in Section 1109.5, IBC 2006. 11. Clarify detail 5/P-1.0 and coordinate it with the plumbing plan. The shut off valve is required on the cold water inlet and the expansion tank is attached to the cold water input. In addition, terminating the temperature and pressure relief over fixture P-4 appears impossible. Reference: Sections 310.4, 605.5, 608.3, and 608.5 12. Recalculate the water demand and the pipe sizes using the fixture units shown in Table A-2 for the scheduled fixtures (e.g. flush valve water closets in an A3, assembly, occupancy). Reference: Section 610.3, UPC 2006. 13. Provide pressure-absorbing devices for the water connections to appliances equipped with quick-acting or solenoid valves. Reference: Section 609.10, UPC 2006. 14. The specified water closets require a minimum pressure greater than the 20-PSI used in the water pipe sizing calculations. Revise calculations as necessary. Reference: Section 608.1, UPC 2006. 15. The branch piping sizes called out for the flush valves will result in water velocities greater than 8 FPS. Limit the water velocity to less than 8 FPS for the copper piping. Reference: Sections 610.12 and A 6.1, UPC 2006 and IS 3-2003, Section 2.6. 16. Provide a detail showing how the wall-mounted water closets will be supported. Reference: Sections 310.4 and 407.4, UPC 2006. |
| 05/01/2012 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Denied | 1. Revise the energy code compliance calculations for the building envelope to reflect the building design shown on the plans. The specifications for the building components, as shown on the drawings, shall agree with the energy calculations. The information shall, as a minimum, include U-factors of the envelope systems (e.g. the doors) and fenestration components, along with the SHGC for the fenestration components. Reference: Sections 101.4 and 104.2, International Energy Conservation Code 2006. 2. Show how the fan coil is being supported in the attic. Reference: Section 302.1, IMC 2006. 3. Provide maintenance access for the equipment in the attic in accordance with the requirements of the International Mechanical Code and the manufacturer's installation instructions. Reference: Sections 304.1, 306.3, and 306.3.1, IMC 2006. 4. Show the size, routing, and termination of the condensate drain for the fan coil unit. Reference: Section 307.2, IMC 2006 as amended by the City of Tucson and Section 814.0, UPC 2006. 5. Provide an auxiliary drain pan or a secondary drain system for the fan coil unit. Reference: Section 307.2.3 IMC 2006. 6. Clarify the outside air flow rate for AC-1 (aka as AH-1); the Minimum OSA Balancing Requirements show a design value of 797 CFM of outside air but the Common Ventilation System Calculation calls for balancing the outside air to 480 CFM. Reference: Sections 106.3.1 and 401.2, IMC 2006. 7. Show the location of the outside air intake opening for AC-1 (aka as AH-1), how the opening is protected, and how the outside air is ducted into the fan coil unit. Reference: Section 401.4 and 401.5, IMC 2006. 8. Provide information on the sequence of operation for the restroom exhaust fans to show that all of the air supplied to the restrooms will be exhausted. Reference: Sections 401.2 and 403.2.1 (4), IMC 2006. |
