PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

STRUCTURAL PLANS:

1. Notate a proposed location and weight of the HVAC loads on the roof framing plan for verifying the truss load carrying capacity used for the engineered truss design, R301.1 & M1401.

SECTIONS - DETAILS:

1. Clarify Keynote #8 on sheet A-1.1, R106.1.1.
2. Clarify Detail #4/A-3.1 showing exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R319.1 item 5.
3. Clarify Detail #4/A-3.1 showing a minimum 7" anchor-bolt embedment into concrete or masonry, R319.1 & R403.1.6.

MECHANICAL PLANS:

1. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). The 5 ton unit requires a minimum 22" diameter return air duct.
2. Show dryer vent size and location for venting to exterior, M1501. The dryer may not vent to the Garage as shown on Detail #3/A3-.1.

ELECTRICAL PLANS:

1. Show locations of smoke alarm, R313. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms be in compliance. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke alarms, R313.2.
2. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the bedroom door.
3. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3603.2 and E3801.3 through E3801.4.5. Change non-kitchen locations for circuit #N25.
4. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3603.4. Clarify circuit #S14 & 16.
5. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
6. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
