This Site requires a DDO for the perimeter yard setback. This site is in the R-2 Zone (LUC Section 2.3.5.2.A.1). The Development Designator is "I" (LUC Section 3.2.3.1.C) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The proposed porch addition and storage conversion to habitable space requires a setback from the east property line of 10'-0", the owner proposes a setback of 4'-4".

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. GENERAL NOTES:

" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Notate the electrical outlet reach range.
" All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.
" All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". Show appropriate notation.
" All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579. Include both: a) two clothes washer standpipes, one with an above grade stub-out; b) separate gray water tub/shower and lavatory drain with exterior connection to the building sewer line at 3' from foundation.

FLOOR PLANS:

1. The proposed building is sited within the 3' fire separation distance determined from a line parallel and a minimum of 3' away from the existing dwelling. Show compliance with R302.1 (City of Tucson Amended) by providing a north gable wall with one-hour rated materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 16-1.3.
2. Projections may not extend to a point closer than 2 feet from the property line. This assures that roof overhangs between buildings are no closer than 4'. Show compliance with R302.1 (City of Tucson Amended) by removing the north elevation roof overhang.
3. Show the existing dwelling overhang dimension located between the two dwellings. Show a means of fire rating the existing overhang underside if extending closer than 3' from the proposed dwelling, R302.1.
4. Show and detail a connecting roof between the proposed dwelling and existing patio, or provide a 4' separation with underside one-hour rated materials, or provide a 6' separation without one-hour rated materials, R302.

STRUCTURAL PLANS:

1. Field welded connections require special inspections. If used (detail #9/S2.0), a special inspection request must be included with the permit application, UAC306.1.5.

SECTIONS - DETAILS:

1. The installation of a fiber glass shingle on roof surfaces over unvented attic space may void the manufacturer's warranty. Show compliance with R806 by providing tile, metal or built-up covering, or show the shingle manufacturer's requirement.
2. Clarify the detail referenced at the Attic Ventilation Calculation notation on sheet A2.0.

PLUMBING PLANS:

1. Provide a water hammer arrester for quick-closing valves at the clothes washer, P2903.5.
2. Show the water service pipe size with sufficient capacity for controlling excessive flow rates, P2903.6. Revise Plumbing Keynotes #1 & 2 showing a minimum 1" service pipe.
3. Show an individual water meter for each dwelling unit, P2602.1.1 (City of Tucson Amended). Remove the line between buildings and Keynote #7, sheet C1.0.
4. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1.
5. Show a provision for a future solar water system, City of Tucson Ordinance #10549.
6. Show a drain system in compliance with City of Tucson Ordinance #10579 for gray water system preparation.
7. Show TWO clothes washer standpipes. Provide one discharge opening plumbed to the building sewer line and a second discharge opening plumbed to the gray water collection system when discharge to an exterior wall is not feasible, City of Tucson Ordinance #10579.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1.
2. Show a means of make-up air to the laundry closet door #9 (transfer grille, louvered or undercut door), M1307.
3. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). The 2.5 ton unit requires a minimum 180 square inch return air duct.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the bedroom doors.
2. Add a double breaker space for future Photo Voltaic on the panel schedule, E3304.11 & E3606.2.
3. Show the location of a typical electrical panel on the Electrical Plan with 4 square feet of clear area for future Photo Voltaic equipment, E3501.6.2 & E3605.8.
4. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 Ampere 100% entry for future Photo Voltaic equipment, E3502.2.
5. Verify that the electrical drop over the proposed building meets service standards by TEP. An 8' clearance is required above (nearly) flat roofs, E3504.2.
6. A building shall be supplied by a single service, NEC 230.2. Identify the location of existing circuits on Panel 'B'. Each building must be supplied by a single service.
7. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets, E3603.2 and E3801.3 through E3801.4.5. Show circuit #D12 as 20A.
8. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets require GFCI protection, E3802.3.
9. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
10. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5.
