Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

SITE PLAN:

1. Indicate the location of utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1.
2. Show the water pipe size between the water meter and point of connection for new plumbing. The supply pipe must be sized for the calculated load, 2006 IRC 2903.7.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320.
2. Locate and specify all exterior walls with a 12" minimum width and depth footing with #4 rebar for exterior wood framed walls, R403.1.1.
3. Show ½" diameter with (anchor bolt length for assuring) 7" embedment into concrete at all exterior walls, R319.1 & R403.1.6.

STRUCTURAL PLANS:

1. Show Carport beam sizes with appropriate load carrying capacity, R301.1. Keynote beams #3 and #6 sheet S3 are undersized for 20# live and 10# dead loads.
2. Provide rafter sizes and spacing in compliance with Table R802.5.1. The 2" x 6" rafters at 24" OC over the Carport and addition are undersized.

SECTIONS - DETAILS:

1. Show a minimum ½" diameter anchor bolt at interior braced wall sill plates, R602.10.8 & R403.1.6. Ram set pins are appropriate for interior patrician walls. Clarify Keynote #2/A1.
2. Provide consistent material and size references on details and notation, R106.1.1. Detail #3/S2 shows an 8" toedown between new rooms, but Keynotes #4/A1 shows a bearing wall that requires a minimum footer with appropriate size.
3. Provide consistent material and size references on details and notation, R106.1.1. Detail #1/S2 shows 3/8" OSB, but Keynotes #1 & 2/A1 and Section A-A/A2 shows ½" OSB sheathing.
4. Clarify the location of Keynote #7 & 11/A1 on the Plan.
5. Clarify the undersized beam size shown on the Sections/A2. Keynote #7/S3 is sufficient for the call-out.
6. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
7. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
8. Show the weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. Clarify Detail #1/S2.
9. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3. Clarify Keynotes #1 & 2/A1.
10. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing, R806.1. Provide solid eave blocking at Detail #4/S3.

PLUMBING PLANS:

1. Provide a revised fixture unit schedule using 2006 code values for determining required service pipe diameter, P2903.6. Those shown are not consistent with current codes.
2. Show the water service pipe size with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, P2903.6. A minimum 1" service pipe is required for delivering over 9.5 and less than 32 fixture units.
3. Show the cold water pipe size between the water heater and bathroom with sufficient capacity for controlling excessive flow rates, P2903.6. A minimum 3/4" branch pipe is required for delivering over 3.0 fixture units.
4. Show an acceptable vent (2" VTR) size acceptable for the bathroom group at the Diagram #1/P1, P3111.3.

MECHANICAL PLANS:

1. Show ducts with minimum R-8 insulation except when completely located inside the thermal envelope, R1103.2.1.

ELECTRICAL PLANS:

1. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or proposed.
2. Show the Bathroom receptacle on a separate 20 AMP circuit, E3603.4.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1101.2.
2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 6" framing. Identify the product that provides the intended value, or provide an appropriate ceiling cavity space.
