Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

GENERAL NOTES:

" Revise the Inclusive Home Design notation for the electrical thermostat height of 48" (item #7).
" All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.
" All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". Show appropriate notation.
" All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579. Include both: a) two clothes washer standpipes, one with an above grade stub-out; b) separate gray water tub/shower and lavatory drain with exterior connection to the building sewer line at 3' from foundation.

FOUNDATION PLANS:

1. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3.

FLOOR PLANS:

1. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and accessible existing and attic areas.

SECTIONS - DETAILS:

1. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. Show accessibility for servicing the water heater.
2. Provide a water hammer arrester for quick-closing valves at the clothes washer, P2903.5.
3. Show a provision for a future solar water system, City of Tucson Ordinance #10549.
4. Show all portions of water service pipe size with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, P2903.6. A minimum 1" pipe between the shut off valve and bath branch tee is required for delivering over 9.5 fixture units.
5. Show a two-way cleanout at the building exterior, at 100' intervals and at change of direction exceeding 135 degrees, UPC 719.0. P3005.2.
6. Show a drain system in compliance with City of Tucson Ordinance #10579 for gray water system preparation.
7. Show TWO clothes washer standpipes. Provide one discharge opening plumbed to the building sewer line and a second discharge opening plumbed to the gray water collection system when discharge to an exterior wall is not feasible, City of Tucson Ordinance #10579.

ELECTRICAL PLANS:

1. Show the location of each outlet on the Electrical Plan, E3305.1.
2. Show Bathroom receptacles on a separate 20 AMP circuit with outlets at no other locations, E3603.4.
3. Clarify the circuit numbers at washer heater, E3603.5.
4. Island counter tops require at least one receptacle outlet within 12" below the countertop surface, E3801.4.2 and E3801.4.3.
5. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5.
