Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

FLOOR PLAN:
1. Show the location of attic access min. 22"x30", R807.
2. Doors between a garage and a residence shall be self-closing minimum 20-minute fire-rated, R309.1 as amended.
3. Specify ½" gypsum board on all walls common to the garage and house in compliance with R309.2.
4. Specify size, and operable portion of all doors and windows on floor plan.

FOUNDATION PLAN:
5. Provide a note for termite treatment, R320 as amended.

PLUMBING PLAN:
6. Provide gas lines sizes according to the proposed demand, G2413.1.
7. The Tucson Water policy adopted 3/2/07 limits the maximum demand for a 5/8" water meter to 10 GPM; confirm with Tucson Water that the existing meter will be able to meet the new water demand. Reference Tables P2903.6 and P2903.6 (1), IRC 2006.
8. Specify water conservation requirements: Water closets = 1.6 gallons per flush, Sinks = 2.2 gpm, Showerheads = 2.5 gpm, P2903.2.
9. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
10. Clarify the the 'existing' tankless water heater located on the new addition.

MECHANICAL PLAN:
11. Provide location of return air transfers from bedrooms or specify alternate method, M1602.
12. Size mechanical unit per ACCA Manual J or other approved heating and cooling calculation methodologies, M1401.3. Worksheets may be obtained at https://www.acca.org/industry/system-design/speedsheets or a licensed mechanical contractor may be able to assist in system sizing.

ELECTRICAL PLAN:
13. Specify feeder conductors and conduit sizes (with appropriate correction factors) for subpanel on riser diagram E3605.5.
14. Provide electrical load calculations for the existing panel to verify sufficient capacity for proposed new subpanel, E3502.2.
15. Use Table E3602.13 for sizing 15, 20 & 30 AMP branch circuit conductors (circuits 1,3,4).
16. Laundry circuit shall serve no other outlets (lighting, storage, smoke detectors) E3603.3, 3801.8.
17. Clarify bathroom circuit #1.

OUTDOOR LIGHTING CODE
18. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting.
