Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GREEN BUILDING ANALYSIS:
1. Credit 1.4 - A minimum landscaping of five new plants including at least two different species must be specified for credit to be applied for landscaping (front and/or back yard).
2. Credit 2.13 - Specify the type and location of origin for regionally extracted materials.
3. Credit 3.3 - Trees must be placed on the east or west side of the building in order to provide shading from morning or afternoon sun exposure. Only one of the three new trees shown on the plan qualifies for credit.
4. Credit 3.5 - Specify location and type of whole house fan to ventilate residence with outside air.
5. Credit 3.20 - Mechanical equipment must be placed inside the conditioned space to qualify for this credit. A package unit heat pump located on the roof will not qualify.
6. Credit 3.24 - Show the building components that utilize a hydronic radiant cooling system or a ground source heat pump.
7. Credit 3.27 - Show the location and type of Energy Star furnace for this credit.

FLOOR PLAN:
8. Provide specific design criteria for proposed one-hour fire rated wall separating the dwelling units, R317.1.

FOUNDATION PLAN:
9. Provide a continuous footing under exterior walls in carport enclosure, R403.1.

STRUCTURAL / FRAMING PLAN:
10. Provide ceiling joists at the front porch tied to the bottom of both rafters or provide a beam at the ridge for sufficient structural integrity, R802.3, R802.3.1.
11. Justify ridge beam sizes at both carports for the proposed span and tributary load, R801.2.
12. Provide a header schedule consistent with Table 502.5(1) or specify size of steel lintels for all new openings in existing walls.

PLUMBING PLAN:
13. Clarify gas piping. Note on layout calls for new ¾" gas line and general plumbing note #6 says no new gas piping.

MECHANICAL PLAN:
14. Show exhaust fan capacities for bathroom and kitchen (min 50 and 100 CFM rating respectively), R303.3, M1507.
