PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2006 codes are listed at the Planning & Development Services web site. Show the 2006 code at Window Note #4, sheet A6.0.

SECTIONS - DETAILS:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Provide a plumbing design using a single code, 2006 UPC or 2006 IRC. Note #1 references the UPC, but the Fixture Units are show using IRC values.
2. Clarify the pipe size at the point of connection of the new cold water line to existing service pipes. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7.
3. Show the water service pipe size with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, P2903.6. A minimum 1" meter and 1-1/4" service pipe is required for delivering over 32 fixture units with the pressure and total pipe length shown.

ELECTRICAL PLANS:

1. Revise the Heat pump breaker size for serving the load on circuit #C1/3, E3602.11.
2. Use Table E3605.1, 60 degree C column, for sizing branch circuits and conductors rated at 100 AMP or less, E3605.4.1. The 100A panel may not accept the #4/0 wire as shown on the One Line Diagram.
3. Show overcurrent protection not exceeding the allowable conductor ampacity, E3605.5. Revise the wire size shown for circuit #A33/35.
4. Hallways of 10' or more in length require a receptacle, E3801.10.
5. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
6. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code, OLC 3.1.2. Show the proposed fixtures as unshielded or full cut-off (FCO) style for determining exterior lighting limits of each style category.
2. The diagram of Fixture "B" appears as an adjustable (spot/flood) fixture. Full cut-off fixtures are non-adjustable with no light above the horizontal plane (fixtures are completely closed above and to the lowest point of the lamp).
