COMMENTS:
Site Plan OK Board of Adjustment for variance required for: Perimeter yard setbacks from the proposed carport to the front street perimeter yard property line and the east perimeter yard property line.

Per LUC Section 3.2.6.4, R-1 Zone, Development Designator "G", Perimeter Yard Indicator "AA" the required east perimeter yard setback is 6.0' or 2/3 the height of the exterior wall.
1. Based on an exterior wall height of 8-11" the required perimeter yard setback from the proposed carport to the east property line is 6.0', proposed setback is 3.67'.

Per LUC Section 3.2.6.5.A Within established areas, the front street perimeter yard is twenty (20) feet or one and one-half (1 1/2) the height of the proposed wall (H), measured from the front street property line, whichever is greater.

2. Based on an exterior wall height of 11-10" the required perimeter yard setback from the proposed carport to the front street perimeter yard line is 20.0', proposed setback is 8.25'

Per LUC Section 3.2.6.5.B.2 a A minimum setback of nineteen (19) feet from the back of sidewalk to allow sufficient space for a motor vehicle to be parked in front of the carport or garage, measured as follows. A minimum setback of nineteen (19) feet from the back of sidewalk to allow sufficient space for a motor vehicle to be parked in front of the carport or garage, measured as follows. 1. Eighteen (18) feet (the length of a standard parking space) must be provided in front of the carport or garage and measured so that the full eighteen (18) foot parking space is available for parking on-site.

3. Proposed setback from sidewalk is 9.25'
