Building Plan (3rd Review)

TRANSMITTAL DATE: July 26, 2012

1. The building plan has been reviewed by Zoning Review Section but cannot approve the plan or the application until all zoning comments or concerns have been addressed.

2. Zoning can not approve the building plan until the all utility companies have provided documentation that they have no interest in the easement on the property. In addition the easement must be abandoned if possible prior to issuance of the building permit but if that is not possible a hold on the issuance of the Certificate of Occupancy will be placed until the recorded document for the abandonment of the utility easement is provided. These conditions are based on a meeting with staff and the consultants on Monday of this week.

3. Rezoning condition 21 states that "Energy performance of roofing material to be Energy Star rated, or cool roof rated with initial Solar reflectance Greater than or equal to .65, and minimum infrared emittance to be 85% or more. Placement of and utilization of energy from solar panels on roofs is an acceptable alternative. Provide materials with building permit application and reference the rezoning case number C9-12-02.

The types of materials that are to be used for compliance with rezoning condition 21 must be listed on the plans preferably on the roof plan sheets and detail sections where the roof material is labeled or noted.

3. Zoning is willing to approve and stamp the plans over the counter if letters from all the utility companies indicating they have no interest in the easement and the comments are fully addressed and added to the plan sheets as requested.
