Please reference the new comments below for explanation. NEW REVIEW COMMENTS SHEET G-1 1. Occupancy Use Classification "B" for this project is questionable until an accurate occupancy load has been recalculated and confirmed. 2. The seating design for both assembly lecture rooms does not comply with what the 2006 IBC defines as fixed seating. At best the large lecture are has fixed counter top with loose seating and can not be considered fixed seating. The smaller lecture room most definitely has table and chairs for seating. Both areas need to be refined as assembly with table and chair seating or as defined by Table 1104.1.1, one person per every 15 s.f. The stage area would also be calculated at 1/15. A rough occupancy load calculation for the larger room is approximately 106 and 81 for the smaller lecture room. a. Please provide an accurate occupancy load calculation based on the above premise and if a lesser load is desired, please file an appeal with the building official justifying the lesser occupancy count. 3. With occupancy load estimated in comment 2 above, several changes in this project must be made for code compliance: a. Change of occupancy use from "B" to "A-3", Lecture Halls. b. Provide two exits separated as per Section 1015.2.1.2. From both rooms. c. Recalculate the toilet fixtures required for the new occupancy load. 4. Provide accessible seating as required per section 1108.2 and identify on the floor plan. 5. The large lecture hall and its stage are not accessible. Please reconcile. 6. Insure all check in and prep counters are accessible. END OF REVIEW |
