Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2006 codes are listed at the Planning & Development Services web site. Show the code references used for the design.

SITE PLAN:

1. Show the replacement of existing water service pipe for controlling excessive flow rates. The supply pipe must be sized for the calculated load, 2006 UPC 610.1.

SECTIONS - DETAILS:

1. Clarify the anchor bolt length for assuring 7" embedment into concrete or masonry, R319.1 & R403.1.6. Clarity anchor bolt notation at S1.0.
2. Show or notate a 6" minimum separation of untreated exterior posts above finished grade, R319.1.4 exception 1. Show a treated post at Detail #3/S1.1.
3. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R319.1 item 5. Clarify Detail #4/S1.1.
4. Show wood framing members resting on concrete as pressure treated, R319.1 item 2. Clarify furring extending into toe down at Detail #5/S1.1.
5. The ABE post base series has been discontinued. Revise the post foundation detail with the ABW44Z replacement device. Clarify Detail #6/S1.1.
6. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
7. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3.
8. Show compliance with R806.4 by stating "no vapor retarders at the ceiling" for an installation without vented attic space.

PLUMBING PLANS:

1. Provide a plumbing design using a single code, 2006 UPC or 2006 IRC. Note #1 references the UPC, but the Fixture Units values are from the IRC. Consider using UPC 610.0 and Table 6-6.
2. Provide a water hammer arrester wherever quick-closing valves (clothes washer, dishwasher and refrigerator) are installed in a water distribution system, UPC 609.10.
3. A two-way ball valve for drainage may not be located within the building. Show a gray drain line to the building exterior without the use of a diverter valve.
4. Show TWO clothes washer standpipes. Provide one discharge opening plumbed to the building sewer line and a second discharge opening plumbed to the gray water collection system, City of Tucson Ordinance #10579.

ELECTRICAL PLANS:

1. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3602.2.

OUTDOOR LIGHTING CODE

1. Clarify the City of Tucson Outdoor Lighting Code calculation. The total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre.
