This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. GENERAL NOTES: " Provide drawings with legible notation (minimum 3/32" lettering). Increase notation size on the elevations, sheet A1. " Clarify the double typing at the existing bedroom, sheet A1. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320. 2. Revise the foundation requirements for accommodating all loads, R401.2. Increase the two center floor footers from 24" square to a minimum 30" square. 3. Clarify details #1 & 2 sheet A2 showing the minimum 12" footing depth below undisturbed soil, R403.1.4. FLOOR PLANS: 1. Provide tempered glass (within 24" of doorways) at the snack bar window, R308.4. CoT Amended. 2. Show under-floor space ventilation openings with not less than 1 SF for each 150 SF of area, R408.2. Show the location of a minimum 18"X 24" access to under floor space that exceeds 30SF, R408.4. 3. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and accessible existing and attic areas. STRUCTURAL PLANS: 1. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2). SECTIONS - DETAILS: 1. Clarify the label for detail #1 sheet A2. 2. Show untreated wood framing with a minimum 8" clearance above the ground, R319.1 item 2. Clarify the distance between grade and floor joist details #1 & 2 sheet A2. 3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 4. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, detail #3 sheet A2. 5. The installation of a fiber glass shingle on roof surfaces over unvented attic space may void the manufacturer's warranty. Show compliance with R806 by providing tile, metal or built-up covering, or show the shingle manufacturer's requirement. 6. Place the insulation at the ceiling and calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Account for the existing attic space if removing or blocking existing vents. MECHANICAL PLANS: 1. Clarify the Mechanical plan label sheet A3. 2. Clarify the current code version 2006 on notes #9 & 10. 3. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. 4. Provide the return air duct size meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). The 2 ½ ton unit requires a minimum 16" diameter duct. 5. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Show the location of each outlet on the Electrical Plan, E3305.1. Include the washer and dryer circuit numbers. 2. Provide a panelboard clear working space of 30"wide x 36"deep, E3305.2. The dryer may not be placed in the required panel free working space. 3. Provide panel schedules showing each circuit installed with a general description, E3304.11 & E3606.2. Include the dryer and dedicated 20A circuit for the washer. 4. Provide a panel schedules showing wire size of each circuit or notate the wire size for each protection rating, E3602.2. 5. Show the Bathroom receptacle on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3603.4. 6. Show the location of both panels on the Electrical Plan, E3501.6.2 & E3605.8. 7. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. 8. Indicate the location of all disconnect switches for air handling equipment, E4001.5.
